UNIQUE OPPORTUNITY to acquire a prestigious property in one of the most breathtakingly beautiful and largely undiscovered areas of France.
This completely renovated property is situated in the heart of the village of CUREMONTE in the Southern Corrèze Department of Limousin.
Dating back to the 11th Century, Curemonte has been honoured with the title of "L’un des plus beaux villages de France". In our opinion it is one of the most beautiful of the most beautiful…
Situated on a hillside overlooking the Soudoire valley, the village has not only three Chateaux - St Hilaire, La Plas and La Johannie, but also three Churches and an open market hall where a weekly farmers’ market is held during the summer months.
All this in a village with a population of approximately 200 very happy people.
For more information about the village visit www.curemonte.org and other websites listed under Curemonte.
The property itself is situated in the village square by the side of the Chateaux and is built on the ramparts of the ancient village defences.
The property has been converted to incorporate two independent apartments but with access to each by an adjoining lockable door.
The whole house comprises :
Apartment One
Ground Floor:
- Spacious entrance hall leading into large Salon with cantou fireplace (new wood burning stove installed). Exposed stone walls and tiled flooring. French windows lead from the Salon to the balcony. It is impossible to describe the beauty of the view from the balcony but suffice it to say that it has reduced visitors to tears.
- Newly installed kitchen including oven, microwave, grill; electric hob, separate washing machine and spin dryer; fridge freezer. Fully equipped with all accessories, utensils , pots, pans, dinner service for 12 people etc. Access to balcony via French window.
- Off the hall, leading to the stairs and first floor, is a quiet reading/study area.
First Floor:
- Antique Stairs lead to wide hall/corridor with two double master bedrooms off. Both fully furnished with king sized sleigh beds, triple wardrobes , chests of drawers and dressing table. Exposed roof timbers and all new chestnut flooring throughout. Newly installed en-suite facilities to both bedrooms.
- The whole floor has been fitted with new double glazed hardwood windows.
Second Floor:
- New chestnut staircase leads to balcony with two very large bedrooms off.
- Again, new chestnut flooring throughout and a wealth of exposed beams.
- Bedroom one presently accommodates three single beds and bedroom two is twin bedded. Again both bedrooms are fully furnished and both have luxury en-suite facilities.
- New electric heating throughout.
Apartment Two
Ground Floor:
- A second door from the village square leads directly into the salon with wooden flooring and again a cantou fireplace with newly installed wood-burning stove.
- The lockable door leads from this salon into the spacious hall of the main house apartment.
- A further door from the salon leads into the second kitchen which again is newly installed with electric cooker, hob, microwave, washing machine, spin dryer, fridge freezer and all crockery and utensils. This kitchen is a design delight with open hardwood stairs leading to first floor.
First Floor:
- Corridor from stairs leads to two bedrooms. The first is a large double room fully furnished with walk in en-suite shower off. This facility has been christened “the loo with a view” and must be one of the most pleasant settings in which to perform one’s ablutions…
- The second bedroom is a single room with old wide planked pine flooring with en-suite shower and toilet facilities.
- Again all new double glazed hardwood windows on this floor.
Cave (Cellar):
- A door from the kitchen leads to the extensive double "Cave" which houses the water heaters – all new, the fosse septique and a puit (well) which should be used only in emergencies…
- Beautiful old doors lead onto a newly decked area with small low maintenance garden to the side with steps leading back up to the village square.
To summarise, the property could be utilised as a large six bedroom “maison de maitre” or alternatively as the two separate apartments described above.
If you are seeking an investment property, this house would command a rental of around €2000 per week in the high season for the whole of the property on the basis that it will accommodate at least 12 persons.
